The Tuckombil Ln property in Tuckombil is secluded from the world and has a $5 million - $5.5 million price guide.

A sale within this range would see Rucamanqui smash the Tuckombil record by more than double the current highest sale, according to CoreLogic.

It is the first time the stunning hinterland retreat has been offered to market since the owners spared no expense 20 years ago to craft the designer residence with architect Pratt Miniter.

"On some days you can see the whales going past," Ku Darroch of Real Estate of Distinction - Byron Bay said.

Mr Darroch said properties like this do not hit the market all that often in this part of the state.

A mixture of wealthy Sydney and Melbourne-based buyers as well as expats returning to Australia have shown interest in the property since it first came up for sale.

"I've already had a buyer talk about wanting to land his helicopter on the estate," Mr Darroch said.

"These are people who have done well in life and are realising that life is all about lifestyle and want to make the move from the city."

The property is even believed to have caught the eyes of a known celebrity family, which is not surprising given it is on the door step of Byron Bay - a popular place for Australian A-listers.
