Marcoola in-room auction event

WITH bi-monthly in-room auction events, North Shore Realty have a bumper program of properties going to the auction floor on Thursday, April 19 at the Ramada Marcoola.


A total of 10 lots will be offered, including apartments and houses, from Bli Bli to Cooroibah, Mount Coolum to Mudjimba.

"In these campaigns, we have a mix of sellers; both investors and owner occupiers," co-principal Keith Blanchard reported. "When it comes to houses and townhouses, we're finding many have been held for 10 years or more. With recent growth, it makes sense that the time is right to sell.

"Interstate buyers continue to see great appeal and value in our area. In saying that though, local people are still our main market and make up about 80% of genuine buyers."

Many interstate people are coming from a market of greater growth. For example, a Sydneysider might sell a basic home for $1m plus. When they look to retire on the Sunshine Coast, it's easy to buy a relatively similar home for $500,000 plus. Southern buyers continue to see extraordinary value in Coast real estate.


They also tend to look positively to the future. On the other hand, locals are inclined to look at the past. They judge on previous sales and compare how little they could have paid if only they'd purchased in earlier times.

Another interesting section of our market is retirees and baby boomers. They're now more comfortable with apartment body corporate fees when compared to retirement village deferred management fees and exit fees. Bring an ocean view and relaxed lifestyle to the mix and Marcoola apartments become even more appealing.


"Upsizing and downsizing is a constant of a normal market," Keith expanded. "Buyer interest for homes and permanent living residences are in high demand.

'Generally speaking, there are still a number of buyers about, but they aren't as rushed now.

"Not long ago, we were listing property on a Saturday and often had it sold by Monday. Currently, buyers are taking a few weeks rather than days to make a final decision.

"There has been an adjustment in prices - upwards. This brings with it, a resistance from buyers."

The registration desk will be manned at Ramada Marcoola on Thursday, April 19 from 5.30pm.
